Harbour Home Inspections undertake an impartial, comprehensive visual home inspection, assessing all aspects of the house, including the subfloor, roof and ceiling cavity wherever accessible. This also includes the plumbing, electrics and insulation. Particular attention is paid to the known high risk water ingress areas including the roof, exterior cladding, joinery and decks. Specialist investigative equipment is used including the latest non-invasive moisture testing meters. Harbour Home inspections have conducted over five thousand inspections since 2002 with the highly skilled and regarded inspector Mark Hadfied being in the industry continuously for over 30 years. We only produce one handwritten each day. We do not use artificial apps or programs.
The detailed onsite building inspection investigative phase normally takes between an 1-3/4 and 2 hours, sometimes longer but is depending on the size and complexity of the house. Reference digital photos are taken of all areas and aspects of the design and construction of the house. An additional phone briefing update is made to the purchaser after midday. The comprehensive pre purchase building inspection report is emailed to the purchaser when completed that evening, usually this is about 5:30pm but is depending on the complexity of the house. Harbour Home Inspection also conducts verbal only reports (no written report) which follow the exact same inspection process but a consultation is conducted on site directly after the inspection.
Harbour Home Inspections has developed their builders reports to be a step up from the mediocre reports typical of the sector. Harbour Home Inspections are unique in the industry as they will only produces one quality fully written non-tick box report each day rather than two or three basic tick box style reports. Harbour Home Inspections always sends out their reports that evening. Harbour Home Inspections will not produce basic difficult to understand tick box style reports.
The comprehensive builders reports are fully typed, include extensive colour photography and explanations, and are separated into easy to evaluate sections including basic water ingress risk and moisture scan information as well as site, design, construction, claddings, interior room by room and maintenance details. Harbour Home Inspections reports are recognised by lawyers and banks who often recommend Mark and Harbour Home Inspections directly to their clients.
